Can Fin Homes Limited is an Indian housing finance company that provides financing solutions. These include loans for the construction of houses, purchasing flats as well as financing for acquiring plots and building homes on them.

Can Fin Homes Ltd was promoted by Canara Bank and was established in 1987. It was the first housing finance company launched by a nationalised bank in India. The first shareholders were Canara Bank, Can Bank Financial Services, HDFC and UTI.

Business operations

Can Fin Homes Limited (CFHL) focuses on housing loans to individuals. Close to 89% of its loan book is allocated for housing and 11% for non-housing purposes. Its primary clients are people from the low and middle-income groups as well as first-time home buyers. Canfin Homes also gives loans for expanding existing houses and for repairs, renovations and upgrades through the composite housing loan scheme.

The company also offers fixed deposits, cumulative deposits, special schemes for senior citizens and many other products.

Canfin Homes has 24 housing loan and non-housing loan products in total. It concentrates on retail lending, with an average loan size of approximately ₹18 lakh for housing loans and ₹9 lakh for non-housing loans.

The company also offers loans through the credit link subsidy scheme (CLSS) for the low-income group (LIG) and middle-income group (MIG) categories under the Pradhan Mantri Awas Yojana. It has also established Affordable Housing Centers dedicated to providing loans to LIG and MIG category people.

Canfin Homes collaborates with Canara HSBC OBC Life Insurance Co. Ltd to provide life insurance products for customers. It has also teamed up with Bajaj Allianz General Insurance Co Ltd to distribute insurance products like motor, travel, property, personal accident, marine and liability insurance policies. These services are approved by the Insurance Regulatory and Development Authority of India.

Based in Bengaluru, the company operates through 13 clusters across India. It has 172 branches, 21 affordable housing loan centres and 12 satellite offices. Canfin Homes has 205 outlets across more than 100 cities in 21 states and Union territories. Around 64% of the branch network operates in the South, while the remaining 36% are situated in the northern, western and eastern regions of India. The southern branches contribute to approximately 71% of the loan book portfolio as of March 31, 2023.

Canfin Homes implements an offsite transaction monitoring system (OTMS) to oversee sensitive online transactions and gain real-time access to information. It has a workforce of over 820 people and employs direct selling agents across India. The company has a centralised processing centre and a centralised collection centre in Bengaluru.
