Strength and Weakness

Pricing power and strong pipeline

The company commands a ~22% premium over average quoted prices in the Juhu market and a 10% premium on recent transacted prices due to its brand strength, construction quality, and timely execution. As of June 30, 2025, the company has 5 ongoing projects with 0.80 Mn sq ft of estimated developable area and 11 upcoming projects aggregating 4.98 Mn sq ft. This ensures strong revenue visibility in the near to medium term.

Asset-light development model

A majority of projects are structured as redevelopment or joint development agreements, significantly reducing land acquisition costs and improving capital efficiency. As of June 30, 2025, ~90% of upcoming projects are redevelopment-based.

Focus on luxury and ultra-luxury real estate in Mumbai

The company has a strategic focus on luxury and ultra-luxury residential and commercial projects in the high-demand western suburbs of Mumbai like Juhu and Andheri. Demand for homes priced above ₹2.5 Cr rose from 3% in 2021 to 22% in Q1FY25, indicating the company’s alignment with evolving buyer preferences.

Commercial real estate tailwinds

Strong growth in the commercial property market of Andheri West, where 2 of the 4 completed and 3 of the 11 upcoming projects are located, presents a strategic opportunity to diversify revenues and tap rising rental yields.
