Digital land records gain legal status in Maharashtra: 5 points land buyers should know

Good news for land buyers in Maharashtra: Your digital land records are now downloadable and legally acceptable in all government offices.

According to a recent notice issued by the Maharashtra Revenue Department, under the Maharashtra Land Revenue Code, 1966 and the Maharashtra Land Revenue Record-of-Rights & Register Rules, 1971, land owners can now get digitally signed copies of crucial land documents, including 7/12 property cards, 8-A extracts (khata), mutation certificates and property cards.

“The Revenue Department has granted full legal validity to Digital 7/12 extracts and other vital land records (8-A, Ferfar),” Maharashtra Revenue Minister Chandrashekhar Bawankule said in a social media post on X on December 4, 2025.

Here are 5 key things about the new rule:

  1. The revenue department in Maharashtra has granted full legal validity to Digital 7/12 extracts and other vital land records (For example: 8-A, Ferfar)

  2. The official, verified documents are available and accessible through the official Bhulekh Mahabhumi website (mahabhumi.gov.in) at a fee of just ₹15. “Get your official, verified extract for just ₹15,” said revenue minister Bawankule in the tweet.

  3. It will be valid and acceptable in all government work across India.

  4. Extracts like 7/12, 8-A and Mutation (Ferfar) are secured with a Digital Signature, QR Code and 16-digit verification number. Additionally, Talathi's stamp isn’t required.

  5. All government agencies, banks, courts, registration offices and other official authorities will now accept the digitally signed documents without the need for physical ones.

Note: A Talathi is a village-level government official in India, especially in Maharashtra. It serves as a crucial, primary link between villagers and the revenue department.

“This is our commitment to transparency, speed, and ease of business,” the minister said.

How to download digital land records

Follow these steps to download digital land records:

  • Go to the Mahabhumi website: mahabhumi.gov.in.
  • Under Premium Services, select ‘Digitally signed 7/12, 8A, Ferfar, Property Card and eRecords
  • You will now be directed to https://digitalsatbara.mahabhumi.gov.in/DSLR
  • Select the record you need, fill in the required details
  • Make the payment and download the document

Individuals can use these digitally signed documents anywhere they need, as they have universal legal acceptance in the state.

This step is expected to eliminate the need for people to visit local government offices for documents, reduce paperwork and make the process easier and faster for land owners. It will also reduce the possibility of conflicts due to fake paperwork.
